The southern track is sandy and only passable up to a point. Uses Farming, grazing, beekeeping or forestry. Maximum height is 7.5 m, the setback from the boundaries is 20 m, and water and sewage must use private systems. This is not an acquired right. It depends on approval by the municipality, on access suitable for the intended use, and on a favourable opinion from the civil aviation authority (ANAC), as the plot falls within the precautionary measures for the new airport (RCM 30/2026). The registered area is 20,000 m², exactly the required minimum. For buyers with a specific project, we recommend requesting a prior information ruling (PIP) from the municipality. Location and surroundings 5 km from the village of Santo Isidro de Pegões, 30 km from Montijo and 57 km from Lisbon, via the N4 and the Vasco da Gama Bridge. Lisbon’s current airport, Humberto Delgado, is 50 km away. The new Lisbon airport, at the Alcochete firing range site, will cover part of the municipalities of Benavente and Montijo. Construction is planned to start in 2029 or 2030, with opening between 2035 and 2037. This is a wine-growing and farming area. The Adega de Pegões winery cooperative, with about 1,100 ha of members’ vineyards, is in the same parish. There is also intensive livestock farming, with a farm to the north, close to the plot, and a sport shooting school about 3 km away by road. Adjoining plot The plot can be bought together with the adjoining plot to the east, which has 17,750 m² (1.75 hectares).
