House T4 in São Gonçalo de Lagos, Lagos

It's a Sunday in late spring. Lunch is on the decking under the pergola, the irrigation ran at dawn so the lawn is already green, and the only sound from the street is a neighbour turning in at the end of the cul-de-sac. Lagos is eight minutes away. Today it can wait. This is the end house of a quiet row in Sargaçal, the residential village just north of Lagos that is lived in all year round. Built in 2009 and renovated since, it gives you four bedrooms, three bathrooms, a closed garage and a private garden over two floors. The ground floor runs in one open sweep from the front door to the garden. The white handleless kitchen, redone in 2021, has quartz worktops, a breakfast bar, two built-in ovens and a walk-in pantry beside it, so the counters stay clear. Grey porcelain floors keep the room cool through August, and in winter the wood burner against the stone feature wall does the heavy lifting. Full-height sliding doors open straight onto the terrace, so from May to October the dining table effectively moves outside. Upstairs the feel changes: warm wood floors and pitched ceilings. The main bedroom has its own en-suite shower room. Another bedroom opens onto an 8.8 m² covered terrace looking over the treetops, with room for two armchairs and a slow coffee. The family bathroom, also renovated in 2021, has a bathtub and a separate shower. Reversible air conditioning, fitted in 2023, runs in the living room and in all four bedrooms. The garden is low effort by design: composite decking that doesn't splinter or need oiling, a pergola for shade, a lawn on automatic irrigation and planted borders. There is room for a small pool if you want one, subject to licensing. The closed garage takes a car plus the bikes, boards and home-gym kit that never fit anywhere else. Energy certificate B, with solar thermal panels covering most of the hot water. Lagos old town and the marina are about 8 minutes by car. Meia Praia and Praia da Luz are each around 10 minutes, close enough for a swim after work. Faro airport is about an hour on the A22. Good to know: the house is sold under a direito de superfície (surface right) granted by the Lagos Câmara, running until September 2075. The land belongs to the municipality. The full documentation, including the Câmara's written explanation of the terms, is ready for your lawyer.
