There are two approved options: a) an industrial extension of the brewery with another floor of 350sqm, or b) the construction of one large or two smaller luxurious penthouse apartments, each measuring 170sqm and featuring three bedrooms, with panoramic views of the valley and the sea. Turnkey By acquiring 100% of the shares in Hartfiel %26 Hartfiel, Lda. an investor avoids the lead times of acquiring the necessary paperwork on Madeira for construction work and approvals from various governmental authorities to license the building as an industrial production site for a complete and fully operational brewery, including a customs-approved beer storage. The company already has their own trademark as well "; Almirante do Atlântico" which can be used in any way. Independent solar system Electricity costs are reduced by a three-phase solar power system (15 kWpeak with a 15 kWh battery). The property for sale also includes a hillside plot of over 600sqm above the brewery, which could be used, for example, to expand the solar power system. The centre piece of the brewery is the 10 hl brew-house. It consists of 3 vessels (mash, lauter and boil) and an additional 2 0 hl hot water tank with a steam coil inside; Mash tun and boiling kettle/whirlpool have their independently controlled steam heating system. The high-speed steam generator is powered by eight large 35 kg LPG cylinders stored outside. This gives the brewing a possible opportunity of pipelining and producing a double batch (2x 10 hl) in just 12 hours. With the possibility of five double batches per week (100 h/week), this could result in an annual capacity of up to 5,000 hl. The tank farm currently has the following tank capacities: 2 x 20 hl CCT fermentation tanks 4 x 10 hl CCT fermentation tanks 1 x 10 hl open fermentation tank 2 x 10 hl lying storage tanks There are two cooling units, with the secondary unit serving as a backup for the primary unit. The cooling system has a 2000 l buffer tank for the glycol storage and circulation. The brew house and the cooling system are controlled by a central SIEMENS control unit. The following filling equipment is available: 1 x keg washing and filling system for 20-litre kegs (by Gruber) 1 x keg washing and filling system for 10-litre kegs 1 x semi-automatic bottle/can filler with a double filling stations (by Gruber) The purchase of the company includes numerous kegs and a large number of empty bottles with crates. (All in blue and with our company branding) There is a walk-in 16sqm cold storage for the filled kegs and bottles, which is licensed as a customs and tax warehouse. Types of beer To date, a wide variety of beers have been brewed at the brewery in accordance with the German Purity Law, ranging from a light summer beer with 3.5% alcohol by volume to a strong wheat beer bock with 7.0% alcohol by volume. The rapidly growing global demand for non-alcoholic beer can be met in two ways: first, the existing brewery can be expanded with the appropriate equipment to produce non-alcoholic beer; second, the company holds a license for global import and export, which enables it to immediately source high-quality non-alcoholic beverages for international markets, have them bottled on its behalf, or distribute them.
